Although the construction industry continues to grow, problems such as lack of maintenance are still the main causes of disasters in buildings and the maintenance process is governed by rules, because it is the part of the system that must correct errors and aims to maintain conditions of use. Maintenance is defined as the set of activities to be carried out throughout the entire life of the building to conserve or recover its functional capacity and that of its constituent systems to meet the needs and safety of users. Any residence must accept this maintenance process, regardless of its type, must undergo corrective maintenance to guarantee the quality, durability and good performance of the facilities and services. This work had as main objective to carry out a literary review regarding the importance of the preventive and corrective maintenance manual in buildings, describing the entire process and the technical information involved in the management and maintenance of the engineering process. Corrective maintenance is maintenance characterized by immediate care, whose objective is to allow continuity of use and avoid risks or injuries to users of a given building. Preventive maintenance is maintenance scheduled to be carried out before the building needs repair. It is developed through a schedule with predetermined dates, in accordance with technical standards, in the present work the checklist model for maintenance was used, which was chosen for preventive maintenance of electrical installations in accordance with NBR5410.
